In addition to the FSA Inter Regulation, Fast Track Homebuyers has it’s own customer Charter

Fast Track Homebuyers believe every customer must receive a transparent, suitable, honest and fair transaction, which is why we have launched our own exclusive customer charter for the Sale, Rent Back and Buy Back product. 

THE PURCHASE - Every Customer is GUARANTEED:-

  • A fixed purchase price based upon a FREE independent RICS valuation to determine the true open market value of the property
  • FTH is the PURCHASER and will not sell the property to a third party
  • FTH will only send a principal of the company and not a commission led sales person to undertake the personal inspection of the property
  • All communication detailing the terms and conditions of an offer to purchase the property is open and transparent
  • The customer is required to pay absolutely NO FEES
  • If the customer wishes to use their own solicitor, FTH will provide £500 towards their costs, paid on completion. Alternatively, FTH can recommend an independent Law Society registered solicitor to act for the customer
  • The transaction is handled with complete privacy and discretion

THE RENT BACK - Every Customer is GUARANTEED:-

  • An Assured Shorthold Tenancy
  • A fair and affordable rent
  • An automatic annual review and renewal of the tenancy 
  • FTH will never serve a Section 21 notice to terminate the customer’s tenancy, and as such the tenant can continue to rent and live in their home under the terms of the tenancy
  • Rent will only be reviewed on an annual basis with any increase being limited to between 3% and 7% in line with the retail price index, unless otherwise agreed
  • All rental deposits are held in a separate bank account for the tenants security
  • Rents are paid by standing order
  • FTH will accept tenancies supported by housing benefit and councils deposit schemes
  • All freehold rented properties receive comprehensive building insurance cover
  • For leasehold properties, FTH covers all service charges, ground rent and building insurance
  • All properties are covered by a British Gas 3 Star Cover maintenance contract with immediate call out/ repair:
 
  • Annual boiler inspection, service and landlord certification
  • Central heating system
  • Plumbing
  • Drains
  • Electrics
  • FTH has dedicted repair and maintenance service for any other property related issues.

THE OPTION TO ‘BUY BACK’, ‘CASH IN’ OR ‘RENT ON’ - Every customer is GUARANTEED

A fixed price option, generally at a discount to the original market value, which may be exercised at an agreed future date, allowing the customer to ether Buy Back, Cash In or Rent On the property:

The Fixed Price Option Document

  • The option is a legally binding document between FTH and the customer
  • The option is signed by both parties at exchange and executed by the customers solicitor on completion

Buy Back 

  • The customer can choose if they wish to buy back, with the comfort and guarantee that if the value of the house has risen the buy back option price is fixed in contract
  • The customer will keep all additional equity from any increase in the property price above the fixed option price

Cash In

  • If the customer does not wish to buy back the property, the agreement also allows them to sell the property on the open market and release all the additional equity over the fixed option price
  • The customer has the responsibility and ultimate decision for the marketing and setting of the sales price
  • Once the customer has agreed the sale with the prospective purchaser, FTH will complete the sale and then release the net funds above the option price directly to the customer

Rent On

  • If the customer decides not to Buy Back or Cash In on their property, FTH will allow them to Rent On in their property for as long as they wish under an Assured Shorthold Tenancy agreement
  • After the initial tenancy period has expired, the Assured Shorthold Tenancy will renew from year to year until such time the tenant serves notice to leave
  • All other guarantees as detailed in the rent back section will apply for the duration of the ongoing tenancy
